About
Shane the Mortgage Man
Licensed loan officer. Direct line. Twenty-plus years originating mortgages.
I'm Shane Milne. I've been originating residential mortgages since 2002, through low rates, high rates, the 2008 housing collapse, the pandemic refinance boom, and the sharp rate changes that followed. I've learned that a lot of mortgage problems can be avoided by asking the right questions early.
One point of contact, start to finish
You'll work directly with me from your first question through closing. You can call or text my direct number, or send me a question through this site.
Built around getting it right early
I think through transactions like a game of chess — looking several moves ahead and identifying potential roadblocks early, before they become last-minute fires. Most of the painful mortgage stories you hear about are the result of issues that weren't surfaced until two weeks before closing. The fix is to look for them on day one.
That generally means:
- Reviewing income documentation up front, not after a contract is signed.
- Pulling preliminary title and HOA information early for condos and planned unit developments (PUDs).
- Stress-testing the file against the underwriting guidelines that will actually apply, not the marketing version.
- Talking through scenarios honestly when something looks marginal, so you can make an informed call.
Talk through your options
I'll walk you through the financing options, costs, and tradeoffs, and tell you where I see potential problems. Then you can decide what makes sense for you.
How to start a conversation
Tell me about your scenario using the guided form. It walks you through your goal, property, finances and contact preferences, then lets you review your answers before sending. For a single question, Ask Shane.
There's no application required for that first conversation, and there's no obligation. If a different lender turns out to be the right fit, I'll tell you that too.
